In practice, a small office cleaned three times a week often runs a few hundred dollars a month, while an 8,000 to 10,000 square foot office can run $650 to $2,000 or more a month, according to HomeGuide. Why published prices vary so much
The biggest source of confusion is the unit. Some guides quote a price per square foot per visit; others quote it per square foot per month. At $0.10 per square foot, a 10,000 square foot office comes to about $1,000 a month as a monthly rate, but about $13,000 a month as a per-visit rate cleaned three times a week. Always ask which one you’re looking at.
Marketplace averages also lean toward small and one-time jobs, which cost more per square foot than recurring contracts. And a quote that looks cheap may leave out restrooms, floor care, supplies or supervision that another quote includes.

According to the U.S. Bureau of Labor Statistics, janitors in the Charlotte-Concord-Gastonia metro area, which includes Mecklenburg, Cabarrus and Rowan counties, earned a mean wage of $16.78 an hour in May 2025, about 10% below the national mean of $18.64. In the Winston-Salem metro area, which includes Davidson County and Lexington, the mean was $15.83.
